Over the last few quarters, a new supply gap in Warsaw, predominantly forecast for 2023. At the end of Q3 2022, nearly 560,000 m² was under construction in reginal markets, most of which will hit the market by the end of 2024. It is likely that not all of these projects will be completed on time, and some will even be temporarily suspended due to the lack of a key tenant. As a result of this level of developer activity and the current situation, a new supply gap is expected in Poland's largest office markets, outside of Warsaw, from 2024.
