The cooperation between JLL, a leading commercial real estate advisory firm, and international developer ATENOR, is strengthening. JLL will be responsible for leasing ATENOR's future projects in Poland. Based on the success of Lakeside, ATENOR has decided to entrust JLL with the commercialisation of its next two projects: Lakeside II i.e. the modernised UBC II building and FORT 7.
As one of Europe's leading developers, ATENOR brings to market, investments that meet the highest standards of quality and sustainability. Completed in 2023, Lakeside, ATENOR's first Polish investment, has become one of the most exceptional office projects in Warsaw, delighting tenants with both the technology used, as well as the architecture and the location. An unquestionable success is the achievement of the project, which at the time of obtaining an occupancy permit, had obtained a 90 per cent occupancy. One of the reasons for this success is its continuing partnership with JLL, which will enable the real estate company to commercialise further projects with the Belgian developer.

As part of the undertaken cooperation, JLL will commercialise another Polish ATENOR project, located in the capital. The existing building, UBC II, will undergo a major refurbishment, which will ensure that the project meets modern market standards. The new project, in the form of Lakeside II, will offer over 19,000 sqm of modern office space, which with its technological advancement and energy efficiency, will set new standards on the commercial property market. The building was designed by the Grupa 5 Architekci architectural studio, which is also responsible for the construction of the Lakeside building. The changes include the modernisation of the entire building, of which only the reinforced concrete exterior will remain, with the transformed office building being completely rebuilt in the spirit of ESG, making it both a modern and ecological space.
Another of Atenor’s investments, FORT 7, is an urban complex located in a convenient location in close proximity to Warsaw's Frederic Chopin airport. It will be built to the highest environmental and technological standards, making it an attractive alternative to the capital's business centre for prospective tenants. Its special value and importance will be the restoration of the grounds of Fort VII Zbarż, which was part of the entire Fortress Warsaw ring, for the residents of Warsaw. The unique project will introduce a series of multifunctional buildings into the Warsaw skyline, combining office space with a hotel, residential and utility infrastructure, with a total area of nearly 136,000 sqm.
