Warta moves its headquarters to Warsaw UNIT

Warta, one of leading insurance companies on the Polish market, has become a strategic tenant of Warsaw UNIT. The company will occupy almost 20,000 sq. m of office space. This is one of the biggest lease agreements signed in recent years on the office market in Warsaw.

Warsaw UNIT is the latest project of Ghelamco in the business centre of Warsaw.
The over 200-metre skyscraper, located at Rondo Daszyńskiego 1, will provide around 57,000 sq. m of modern office space on 45 floors. The investment has just acquired a strategic tenant. Warta, the insurance company, has rent almost 20,000 sq. m on 11 highest office floors of the building. The lease agreement has been signed for 10 years. During negotiations Ghelamco was supported by JLL.

“An office in Warsaw UNIT is an excellent showcase of a modern, rapidly developing company, which cares of its image and best standards of workplace. We are happy that Warta, so recognizable insurance company with long tradition, has chosen our new project in Wola district in Warsaw as its new headquarters. This is the current location where capital city's business heart beats today,” says Jeroen van der Toolen, Managing Director CEE, Ghelamco Poland.

“The new Warta's head office was chosen on the basis of values on which position and strength of our company are built. Modern, innovative solutions must give practical and measurable benefits in order to improve our customers' comfort. In this respect, we sought for a building which could offer the highest office standard in Warsaw, provide exceptional possibilities, best work conditions for our team and well-connected not only with other parts of Warsaw, but also different cities in the whole country. The place which meets our expectations and will become Warta's new home in 2021 is Warsaw UNITsays Jarosław Parkot, President of the Management Board, Warta. “In new headquarters we will unite Warta's team that currently works in three different places in Warsaw. This is a crucial change of our company's performance which, with optimized functional layout of the building, will allow us to make significant modification of organizational culture and use our experts' potential more effectively. I believe it will result in dynamic development of the company in subsequent years,” he adds.

Warta’s choice confirms that Warsaw's Wola is becoming a new hub for BIFS companies in Poland and the CEE region. The great popularity of this part of Warsaw is due to its excellent location with access to public transport and, naturally It is also worth noting the scale of projects carried out here, which allow large players to consolidate their business in one place. I am glad that in cooperation with Ghelamco, JLL company has an impact on the dynamic development of this unique district

Warta's relocation to its new headquarters is supported by consulting firm CBRE and law firm Hogan Lovells.

“The selection of the Warsaw UNIT building made by Warta is in line with the latest office market trends – the importance of quality gradually increases for the companies which are looking for a new workplace. Modern solutions used in the building, its central location and the neighbourhood well-connected with public transport will certainly improve the company's team comfort at work,” says Mikołaj Sznajder, Director, Head of A&T Office CBRE.

Warsaw UNIT is being built at Rondo Daszyńskiego in Wola district, the most dynamically developing part of Warsaw. In its direct vicinity there is an intersection of important roads and transfer hub, which includes M2 metro line (Rondo Daszyńskiego station) along with tram and bus stops. Nearby there is also an urban and suburban train station.

The project's exceptional element will be its architecture, which will refer to modernist heritage enriched with innovative ideas, such as “dragon skin” façade. It will visibly react to every, even the most gentle, puff of wind, forming on its surface unique images modelled by forces of nature.

The ground floor of the building will host commercial spaces and food amenities, available for all from the street level. In the main hall there will be separated reception for Warta as well as company's logo on the top of the building. The object will have a parking lot for more than 450 cars and solutions for cyclists: bicycle parking lot, locker rooms and showers. Similarly to all Ghelamco projects, Warsaw UNIT will be equipped with green solutions and certified in the BREEAM system. The project is planned to be completed in early 2021.
