Topping Out Ceremony at The FORM Office Building

The FORM, a flagship project of Lincoln Property Company in Poland, located in Warsaw's Wola district, has reached its highest construction point, and a traditional topping-out ceremony was held.

The FORM is a state-of-the-art office building situated at the intersection of Miedziana and Pańska streets in the business district of Warsaw's Wola. The 9-story building will offer a total of over 30,900 square meters of space to tenants, including over 28,300 square meters of office space and 2,600 square meters of retail space on the ground floor. The JLL team of experts is the exclusive agent responsible for the commercialization of The FORM.

On May 6th, a topping-out ceremony was held on the construction site, organized by the general contractor, PORR S.A. Representatives of the general contractor, PORR S.A., as well as all the employees involved in the project, took part in the ceremony.

"Thanks to the commitment of the investor, Lincoln Property Company, our employees, and business partners, we celebrate the topping out of The FORM office building. The investor, trusting our many years of experience, placed a particularly demanding task before us, which involved completing such a complex facility in just twenty months. Currently, the glazing of the building, finishing works, and electrical and sanitary installations are being carried out. In the coming weeks, the project will enter the next stage of work related to the construction of exterior areas", said Tomasz Radej, Construction Manager.

"The traditional topping-out is a crucial moment as it confirms that we have completed the most important stage of the construction, which is the realization of the structure of The FORM office building. The work is progressing according to schedule, and the completion and handover of the building for use are planned for the end of the fourth quarter of 2024", comments Damian Grzywacz, Managing Director of Lincoln Property Company Poland.

The FORM has been designed with future occupants in mind and with a focus on minimizing its impact on the environment, as confirmed by numerous certifications: WELL and LEED at the highest Platinum level; AirScore D&O, WiredScore, SmartScore, and ActiveScore certifications at the Platinum level; as well as the "Barrier-free Facility" certification. The heart of the office building will be a green patio with an area of over 600 square meters, seamlessly connected to a new urban park from Miedziana street, creating a green zone for meetings and relaxation. The building will also offer three spacious terraces with a total area of nearly 1,100 square meters on the fifth, sixth, and eighth floors.

100% of the electricity consumed during the building's operation will come from renewable sources. A photovoltaic installation will be installed on the roof of the office building. The triple-glazed facade with a thermal coating is another element ensuring high energy efficiency. Compared to typical office buildings, The FORM will provide 30% more fresh air to office spaces. Technologies will also be utilized to reduce water consumption by 50%. The building will be equipped with top-of-the-line air purification and humidification systems, as well as free cooling, and will have a rainwater tank for watering greenery.

A parking lot with 254 parking spaces for tenants and their guests will be located on two underground floors, 30% of which will be equipped with electric car charging stations. Amenities for cyclists will also be provided, including over 210 bicycle racks, a separate entrance, a dedicated elevator from the ground floor, as well as extensive facilities with changing rooms, showers, bike repair and charging stations for bicycles and electric scooters.
