The FORM office building, the flagship project of Lincoln Property Company in Poland, has received global WiredScore and SmartScore certifications at the highest Platinum level, awarded to the most technologically advanced buildings in the world in terms of the quality and security of digital communication and intelligent solutions that benefit users.

The FORM office building, with a total area of almost 31,000 square meters, which is being developed by Lincoln Property Company ("Lincoln") in the most dynamically developing business district of Warsaw, at the intersection of Pańska and Miedziana streets in Wola, will be the most modern and technologically advanced office building on the map of Warsaw and Poland. The certification of WiredScore and SmartScore for The FORM confirms that the building has joined the league of best-in-class buildings in Poland and worldwide, meeting the highest global standards for telecommunications infrastructure and technological advancement.

"This is an extremely satisfying moment and a successful conclusion to a several-month process that we have been carrying out in cooperation with the technological team of Colliers from the very beginning. Undoubtedly, it was a unique situation on the market that already during the architectural design phase of the office building, WiredScore and SmartScore guidelines were used as supporting tools to create the entire concept of an intelligent building together with Colliers, precisely define the expected functionalities, and make the final choice of solutions and technologies. Each of the selected building systems had very specific guidelines to meet, and the choice of system providers was based on their complementarity and integration capabilities, as well as the highest quality and functionality of the offered solutions and technologies." - says Damian Grzywacz, Managing Director, Lincoln Property Company Poland.

As part of the smart building strategy - as the first office building in Poland, The FORM will offer the most advanced platform for tenants - a solution from Smart Spaces company - which will provide integrated data and experiences through a mobile and web application. Through the application, tenants will not only be able to enter the building, invite and check in guests, or park their vehicles, but also verify the quality of the environment inside and outside the building (air quality, humidity, and temperature), control lighting and temperature in the rooms, as well as order food and make payments. Tenant administrators will also have access to data analytics on the utilization of their office space, parking, and utility consumption - useful for ESG reporting. The Smart Spaces platform will also offer the possibility of expanding functionality to include tenant space management.

In addition, The FORM building will implement mobile access cards using NFC in Apple Wallet and Google Pay, which will enable quick movement within the building without the need for a traditional access card, and will work even up to 5 hours after the phone battery is drained, while ensuring the highest security standards through HID readers.

The FORM office building will also utilize the advanced building automation and analytics system, Siemens Desigo CC, fully integrated with each tenant's platform. Additionally, thanks to the innovative WasteTracker waste meter, each tenant will have direct access to their data as well as personalized recommendations for waste reduction in the office.

Lincoln has also developed a technological governance, which includes a cybersecurity policy for the building and a tenant integration manual that defines the possibilities of integrating building solutions with third-party systems.

The FORM office building is in an advanced stage of construction - its completion is planned for December 2024, while the first tenant will start operating in January 2025. The exclusive agent responsible for the commercialization of The FORM is the team of experts from JLL.

The FORM has been designed primarily with the future users in mind and the minimization of impact on the environment, which will also be confirmed by other certifications: WELL and LEED at the highest Platinum level, AirScore D&O and ActiveScore certifications at the Platinum level, as well as "Barrier-Free Facility" certification. On 9 floors, the building will offer tenants over 30,800 square meters of space, including over 28,300 square meters of office space and 2,500 square meters of retail and service space on the ground floor. The heart of the office building will be a green patio with an area of over 600 square meters, seamlessly connecting to the new city square from Miedziana street, creating a green zone for meetings and relaxation. The building will also offer three spacious terraces with a total area of nearly 1,100 square meters on the fifth, sixth, and eighth floors. 100% of the electrical energy used during the building's operation will come from renewable sources. A photovoltaic installation will be installed on the roof of the office building. The triple-glazed facade with a thermal coating is another element ensuring high energy efficiency. Compared to typical office buildings, The FORM will provide 30% more fresh air to office spaces. Technologies will also be used to reduce water consumption by 50%. The building will be equipped with top-of-the-line air purification and humidification systems, free cooling, as well as a rainwater tank that will be used for watering green areas. In the two underground floors, there will be a parking lot with 254 parking spaces for tenants and their guests, and 30% of the spaces will be equipped with electric vehicle charging stations. There will also be amenities for cyclists, including over 210 bike racks, a separate entrance and dedicated elevator from the ground floor, as well as extensive facilities with changing rooms and showers, bike and electric scooter repair stations, and charging stations.
