The FORM office building obtains occupancy permit

The FORM office building, located at the intersection of Pańska and Miedziana streets in Warsaw's Wola district, in one of the most sought-after business locations in the capital, offers over 30,900 sqm of space on 9 floors, including over 28,300 sqm of office space and 2,600 sqm of retail and service space on the ground floor.

With great satisfaction, after 21 months from the start of construction works, we are handing over to our tenants the most modern office building currently on the map of Warsaw. The FORM is currently the most modern office building on the map of Warsaw, which was designed primarily with the maximum comfort of future users in mind and meets the most rigorous environmental requirements such as WELL and LEED certifications at the highest Platinum level, WiredScore and SmartScore certificates, as well as AirScore D&O and ActiveScore at the highest Platinum level, and also has the "Barrier-free Object" certification. Already at the construction stage, care was taken to select technologies matched to the highest standards of sustainable development and ESG, and all electricity consumed during the investment implementation came from renewable sources.

The heart of the office building is a green patio with an area of over 600 sqm, which will smoothly connect with the new city square from Miedziana Street, creating a green zone for meetings and relaxation. The building also offers three spacious terraces with a total area of nearly 1,100 sqm on the fifth, sixth, and eighth floors. On two underground levels, there is a parking lot with 254 parking spaces for tenants and their guests, and 30% of the spaces have been equipped with installations for electric car charging stations. The building also offers a number of amenities for cyclists, including over 210 bicycle racks, a separate entrance and dedicated elevator from the ground level, and extensive facilities with changing rooms and showers, repair stations, and charging stations for electric bikes and scooters.

100% of the electricity consumed during the operation of the building will come from renewable sources. A photovoltaic installation has been installed on the roof of the office building. The triple-glazed facade with thermal coating is another element ensuring high energy efficiency. Compared to typical office buildings, The FORM offers a super-modern and efficient ventilation system that delivers significantly more fresh, filtered, and properly humidified air, as well as solutions that minimize water consumption in the building, including a rainwater tank for watering greenery.

As part of the smart building strategy – The FORM currently offers the most advanced tenant platform on the market – Smart Spaces solution, providing integrated data and experiences. Through the application, you can not only enter the building, invite and bring a guest into the building, or drive into the parking lot, but also verify the quality of the environment inside and outside the building (air quality, humidity, and temperature), control lighting and temperature in the rooms. Through the application, tenants also have the possibility to flexibly manage rented parking spaces and rotate the use of these spaces by employees and guests. Tenant administrators will additionally have access to data analytics on the use of their office space, parking, or utilities consumption – useful for ESG reporting. Moreover, in The FORM building, mobile access cards have been implemented using NFC in Apple Wallet and Google Wallet. An advanced building automation and analytics system has also been used in The FORM office building.

The exclusive agent responsible for the commercialization of The FORM's office space is the JLL team of experts, while Lincoln Property Company is responsible for the commercialization of the retail and service part of the office building.

Already in the first quarter of 2025, The FORM office building will welcome its first tenants. Over 7,000 sqm on the ground floor, first and second floors of The FORM office building will be occupied by the new Warsaw headquarters of ING Hubs Poland, one of the global hubs providing technology, data, and risk services for ING units worldwide. On the ground floor of its new headquarters, ING Hubs Poland will invite to a specially designed space called Gravity Point, which will be available to both ING Hubs Poland clients and other building users, as well as local communities. On the top floor of the building, the consulting firm Colliers will open its new Warsaw headquarters with an area of over 2,900 sqm.

In the second quarter of 2025, The FORM office building will invite to use the offer of Coffeedesk cafe, which will have a total area of 170 sqm along with a 50 sqm outdoor cafe area, on the ground floor of the building with an entrance from Pańska Street and from the office building lobby. From the side of the new, green city square, which will be adjacent to The FORM office building from Miedziana Street – there will be an original restaurant with a total area of 412 sqm, along with a charming outdoor dining area of 95 sqm. The space has been rented by a restaurateur who has been operating and succeeding in the Polish gastronomy market for several years and has already gained recognition from Michelin guide inspectors.
