The Mogilska 43 Office building in Kraków, developed by Warimpex, has recently gained a new tenant, which will occupy more than 1,200 sqm of space located on the property's fifth floor. JLL advised the tenant in the process of contract negotiations.
Thanks to the recently signed lease agreement, a reputable consulting company will open its office in the building. With this agreement, the total commercialization of the office building has now increased to 90% and the last remaining spaces are available for lease. The new tenant joins other companies that have chosen this state-of-the-art class A office building for their headquarters.

The total area of the eight-floor office building is 12,000 sqm. On the first floor of the building, there is a multifunctional co-working area - Mogilska 43 Cowork, offering a variety of space for lease: offices suitable for both small and large companies, meeting rooms, dedicated desks, and hot desks with access to all of the amenities one expects from traditional offices. One of the building’s great advantages is its location in the Grzegórzki district - close to the very centre of Kraków, and being well connected to other parts of the city.
Underneath the building there is a parking lot for more than 200 cars, as well as spaces, changing rooms and shower cubicles for cyclists. 2020 has seen constant changes, which in turn has posed a great challenge for the global economy, and the office sector as well. The growing number of sublease offers is currently one of the most visible trends on Poland’s office market. This trend has also been seen in Kraków. Małopolska’s regional capital currently offers more than 25,000 sqm of office space for sub-lease. The demand for office space in Kraków from January to September 2020 reached 140,000 sqm, which was about 40% less than in the same period last year. The demand in the first three quarters of 2020 mainly stemmed from renewals of lease agreements, which in this period represented nearly 50% of tenant activity. That is why signing a new lease during the COVID-19 pandemic can be regarded as a great success and proves that the organizations making relocation decisions can obtain attractive lease terms. Warimpex has been operating on the Kraków commercial real estate market for a long time and is planning further development projects in the city. In 2007, the company completed the Andel's Kraków hotel (currently Vienna House Andel's Cracow). Now, the company is preparing, among other things, the construction of the next stage of an office project located at 35 Mogilska Street with a leasable area of about 11,000 sqm, which is scheduled to be completed in the second half of 2022.
