ATENOR will renovate Warsaw’s UBC II building

ATENOR, a Belgian developer responsible for the Lakeside development, is set to renovate the neighbouring UBC II building. In March 2024 the project was granted the building permit . The new building will be a modern, sustainable, and environmentally friendly office.

ATENOR, a Belgian developer operating on the international market, who had become famous on the Warsaw office market for its recent project, Lakeside, has been granted a permit to rebuild and renovate the UBC II building, located in the Warsaw’s Mokotów district. It will be a comprehensive refurbishment of an existing investment – an office building originally completed in the year 2000. The project will include a modernization of the entire old building, of which only the frame will remain, all carried out in the spirit of ESG.

The design phase for a thorough renovation of the existing building is currently underway, with circularity at the heart of the project. The goal is to create a modern structure that will stand out in the market in terms of energy efficiency and new technologies. The responsibility for the building’s new design has been granted to Group 5 Architects, an acclaimed architectural studio, responsible also for the design of the Lakeside building. The modernised building will offer over 19 000 of sqm of office space.

The transformed building will be refurbished in the spirit of ESG, making it both a modern and eco-friendly space. ATENOR can be already distinguished for its accomplishments in the sector of sustainable construction – the Lakeside building has already been BREEAM-certified at the construction stage, at the highest level of "Outstanding", and WELL-certified at the "Gold" level. The new investment will be EU taxonomy aligned and aims to achieve same certificates as Lakeside.

Thanks to its favourable location in Warsaw’s Mokotów district, the building is extremely well connected - in close proximity to Służew and Wilanowska metro stations as well as tram loop and bus stops. In addition, the building is distinguished by an exceptional view from its windows overlooking the adjacent park and lake. Such surroundings provides a peaceful atmosphere and a chance for a quiet break for any employees working in the area.
